What started out as a simple $130 condo shower valve replacement ended up in over $1,500 in repairs which included repairing a large hole in the wall, cut out for replacing a partition stop valve and replacing a damaged piece of PEX main line. The partition stop was apparently not operational, so we needed to shut off the main water and send notices to other affected units. Once the shower valve was replaced, and the water main turned back on, the plumber noted a leak within the wall. The partition stop was replaced, but days later there was still a leak and it was determined that the main PEX line was fractured. We were led to believe that any " in wall repairs" at my mom's condo would be a condo management cost but in the end, we ended up with the bill (a long and convoluted story in dealing with the condo board and management company who originally received and paid the plumbing bill and then told us it was our responsibility based on their interpretation of the bylaws, interest charged, threats of placing a lien on the unit, etc.). The condo building is less than 15 years old. Howell's position...and I quote... "It is our position that due to the age and severe degradation of the pipe we were required to repair the failed piping and valves. Failure to do so on our part would have opened us up for future liability damages". Severe degradation??? From the web.... The life span of PEX tubing can vary based on frequency of use, water quality and water temperature and has an average life expectancy of 40-50 years. Howell apparently does a lot of work for the condo management company and therefore are reluctant to stick their necks out on taking responsibility for fracturing the pipe or backing us up that any in wall repairs are typically a condo association cost. Have crossed out Howell Mechanical off of our service provider list for any future work. Very disappointed.
