I will preface the story with telling you it was after two years of living at our new home and each spring we noticed our crawl space had flooded, two years because the plumber came out twice (once each spring) to fix the frozen pipe, that they claimed was caused by us leaving our hoses connected in the fall and allowing it to freeze before putting the hoses away for the winter. Here is an email that I sent to Berkley Building after the pipes had frozen two years in a row and I then realized what the issue was and it was not because of us leaving our hoses connected during freezing weather, but a faulty exterior faucet installation by the subcontractor S&B Plumbing in Nampa during the initial construction. Email to Berkeley: The crawl space in our home has flooded twice since we've moved in and was not noticed until over 200 gallons had leaked into the crawl space. The first time if flooded (that we noticed) was in the spring last year and as I said, I had to pump over 200 gallons of water from our crawl space in March 2015. After calling the plumber and he coming out to access the frozen pipe, he said the only way this would happen is we left the water hose attached and it caused the pipe to freeze and therefore was responsible to pay $130 for the repair. My wife and I knew we had not left the hose attached and not really knowing or understanding the workings of the faucet, we paid the bill and had it fixed. Fast forward a year later to now and the same thing happens, the pipe freezes and cause more flooding, fortunately we caught it early enough that although still a tragedy, the water in the crawl space was about 50 gallons. I called the plumber back and got the same story, the only way this could happen is the hose was left attached during the freezing nights causing the pipe to burst. Prior to moving to Star we lived in Idaho Falls which has a lot harsher climate so my wife and I know the routine and I know that we did not leave the hose attached at any point to allow it to freeze and burst so I had to get to the bottom of this. While cleaning up the mess in the crawl space I decided to put a level on the faucet down in the crawl space and then it all started to make sense. I have attached a photo of the level with the faucet and as you can see in the photo, the angle of the pipe is point downward towards the crawl space not allowing the water to drain properly and the standing water in the line freezes and breaks the pipe. I immediately went to the manufacturer's web site and looked at the installation instructions for the Waterford Model 17 and see that there is a WARNING, if the faucet is not installed with a downward pitch towards the nozzle, the pipe may freeze and burst. Well we know that part is true because now it's happened twice. This is an improper installation and has caused much grief. Please have someone call me ASAP so we can get this fixed once and for all, now knowing that this is an installation problem and has been since day one. - - - - - - - - - - - - - - - - - - END OF EMAIL TO BERKLEY BUILDING - - - - - - - - - - OK, so the plumber finally admitted to wrongdoing on his part and fixed the problem, actually re-installing correctly this time. I had to ask him about the payment of the installation of a new faucet a year earlier and how about reimbursing me for the problem that I had to pay for that was caused by the plumber during the initial construction of the home. They did reimburse me $130 and apologize for the improper installation. This was S&G Plumbing from Nampa and I will be giving them a “F” rating on the Better Business Bureau web site.
These guys bid out a total re-plumb and a new sewer line for me. They half dug up my yard to install the sewer line and then got caught without permits. The plumber working on my job was fired by the owner and they thought that it was more advantageous to rip up my check and walk away, rather than try and get the job finished. They wasted several weeks of my time, left me in limbo, and ultimately left me with no work done/a ripped up yard.
Had two technician's look at work, first quoted under 200, second said a service call and parts. Parts no more than 40. When they came to do work, owner sylvan was there, they said I needed to dig out more and they would get parts. When they returned with parts they said it would be 500. I sent them on there way.
This company is so unknowable when it comes to working on a pressure tank they said they know how to. So I had them fill it up. Well it messed my whole tank,and pipes up,and they refuse to fix their mistake. Well I see why your a 2 ⭐ company. If your not 100% sure then just say we can't help instead of make the issue 10× worse.
